City Quay

Project: Commercial Body Headquarters

Address: City Quay, Dublin.
Description: The overall development comprises of 7 storey building over basement with approximately 9940m² office space and 930m² Retail. Our private clients are proposing to take a 25 year lease on the building.
Status: Base build almost complete, Fit out recently commenced.
KMP Service: Kavanagh Mansfield & Partners formed part of the Technical Due Diligence team for the base build and the Internal structural fit out of the building.

Mason Hayes Curran

Project: Due Diligence and Fit out for Mason Hayes Curran
Client: Mason Hayes Curran

Address: Barrow Street, Dublin 4
Description: The project consisted of a nine storey over basement reinforced concrete structure. Kavanagh Mansfield & Partners were the Consulting Engineers for the fit out and monitored the work of the Consulting Engineers for the base build. Fit out works included a feature staircase and structural aspects of the art installation. We have been involved in two subsequent fit out projects in this building.
Status: Complete. KMP are currently engaged with monitoring works for an adjoining developer.

Montevetro

Project: Acquisition and Fit Out of Montevetro Building
Client: Multinational technology company

Architect: MOLA Architects
Address: Grand Canal Dock, Dublin 2.
Description: Acquisition of 14 storey building over 3 levels of basement and fit out of three levels of upper floors, including feasibility study for radical structural interventions on the building as part of a future fit out. This landmark building was being acquired for our client who required a detailed review of the building structure.
Status: Complete
KMP Service: Kavanagh Mansfield & Partners were Consulting Civil and Structural Engineers for the fit out at 3 levels of this landmark building. We also provided a due diligence service to our client when acquiring the building. This included:

1. A review of all drawings and documents relating to the structure, drainage and flood protection of the building.
2. We assessed proposals for future fit outs, including major structural interventions to this 14 storey building over 3 levels of basement.
3. Detailed assessment of the building structure including overall stability loadings.
4. Inspection and reporting on as-built structure and drainage including review of snag lists and monitoring of snagging.
Review of flood defence strategy, witnessing of flood defence testing and recommendations for improvement.

Financial Institution – Jersey

Project: Financial Institution

Address: Lime Grove House, St. Helier, Jersey Channel Island
Description: A global financial institution acquired a lease on a four storey building over basement and commissioned a high specification fit our for the existing shell and core unit. This included additional accommodation at basement level, significant structural interventions at all floor levels and new loading arrangements. Opening up of primary structural members necessitated the provision of significant structural strengthening.

Status: Complete
KMP Service: Kavanagh Mansfield & Partners were involved from prior to purchase until project completion and provided the following services and inputs.

1. Kavanagh Mansfield & Partners carried out an initial due diligence inspection on report for the client.
2. We became one of only six off-Island Engineers to be placed on the Structural Engineer Register for Jersey. This is a perquisite for certifying works on the Island.
3. Kavanagh Mansfield & Partners provided design specification and drawings during the course of the project.
We monitored work on site and attended site meetings as required. Usually on a monthly basis.

We have also undertaken follow up inspections at the premises following a local earthquake in 2014.

Sir John Rodgersons Quay

Project: Office Development for a global financial institution.

Address: Sir John Rogerson’s Quay, Dublin 2
Description: The building consists of an eight storey structure over the two levels of basement parking. This was provided to our client by a developer on a Design and Build basis. Our client employed a full design team to monitor the building design and construction on site. This design Team was employed for the fit out design of the “board room” storey at the top floor of the building.

Status: Complete
KMP Service: Kavanagh Mansfield & Partners were involved in monitoring the design by the developers structural team.
• We liaised with the developers design team and other members of the client team to ensure that all the clients structural requirements were delivered in the completed building.
• We provided a monitoring and due diligence role in the construction of this 8 storey building above two levels of basement at Sir John Rogerson’s Quay.
• We worked on the fit out of their board room floor at the top storey. This work was carried out to an exceptional standard. Our client wished to have full control over this element of the works.
We have been involved since the opening of the offices on a number of fit out issues and issues relating to the neighbouring sites.

The Hubble Building

Project: The ‘ Hubble ‘ Building
Client: Creedon Group
Architect: Reddy Architecture + Urbanism
Address: 7 Ardee Road, Rathmines, Dublin 6.
Description: The project comprises of the refurbishment works to an existing light industrial warehouse building into a modern office premises.

Internal works include the installation of a new platform lift together with the construction of new mezzanines at each gable of the warehouse section, linked with a large span steel bridge structure.

External works include the replacement of the existing roof of the warehouse, new glazing throughout, the construction of a plant room to the rear together with the upgrade of the existing flat roof.

Complete separation of the combined drainage systems on site together with the provision of a new green roof are also provided as part of the sustainable urban drainage systems on this project.

Eir Athlone

Project: EIR Athlone
Client: Eircom Ltd
Architect: None
Address: Athlone
Description: This is a two storey 1980’s exchange and office building which has suffered extensive concrete decay and cracking. There were significant leaks through the external walls as a result.
Status: Complete
KMP Service: KMP were design Engineers and project managers for the repair works. We designed and detailed a crack repair system and specified extensive concrete repairs. We specified a ‘Remmers Elastoflex’ partially reinforced paint system and monitored installation in conjunction with the paint supplier.

Mission Hall - Mill Street

Project: Mill Street, Dublin 8 – Office Development
Client: Creedon Group

Address: Mill Street, Dublin 8
Description: Extensive renovation and remedial works to existing buildings No. 10 Mill Street and adjoining former Mission Hall. The works include the provision of replacement floors to No. 10 Mill Street including underpinning at basement level and construction of a new lift shaft. Works to Mission Hall include a new steel superstructure within existing walls and construction of new access core and ancillary rooms between Mission Hall and proposed student accommodation on adjoining development.

Description: The overall development comprises approximately 62,000m2 of commercial office space and 270 apartments with basement level parking and associated infrastructure. Our private clients are proposing to take a lease on certain areas of one of the six blocks on the site.
